Beyond Investment: Why Kuala Lumpur Is Becoming a City to Live, Learn, Build and Belong

For international families, entrepreneurs and investors, Kuala Lumpur offers something increasingly valuable: a place where business opportunity meets education, lifestyle, good food and genuine hospitality.

KUALA LUMPUR, 22 August 2026 — Investment decisions are rarely based on numbers alone. For internationally mobile families and business leaders, the quality of life surrounding an investment can be just as important as the asset itself.

That is one reason Kuala Lumpur is attracting growing attention as a place to live, study, build businesses and invest. The city combines a strategic position in Southeast Asia with international education, modern infrastructure, a diverse economy and a lifestyle that is difficult to replicate.

And then there is something less tangible, but equally important Malaysia’s warmth and hospitality.

A City That Works for Business and Life

Kuala Lumpur has developed into much more than Malaysia’s capital. It is a regional business centre, a gateway to ASEAN and an increasingly attractive base for internationally minded families and entrepreneurs.

The city offers international schools and universities, modern healthcare, established business districts, extensive connectivity and a multicultural environment where people from different backgrounds can live and work comfortably.

It is also a city where a business meeting can be followed by some of Asia’s most diverse food experiences from Malay, Chinese and Indian cuisine to Japanese, Korean and international dining.

For many foreign visitors, Malaysia’s food culture and naturally warm hospitality are not simply lifestyle benefits. They are part of the reason people come back and eventually consider staying.

The Next Generation of Kuala Lumpur

New investment is reshaping the city. One example is a luxury residential development located within the wider Tun Razak Exchange ecosystem, offering 490 residences in a 60-storey tower, with access to major transport links and Kuala Lumpur’s emerging international business district. Its longer-term appeal is strengthened by the development of the surrounding ecosystem.

Monash University has announced plans for a future RM2.8 billion campus in the Tun Razak Exchange, expected to begin operations from 2032 and ultimately accommodate up to 22,500 students and 1,700 staff. The campus is planned to strengthen education, research and industry links in areas including AI, cybersecurity, healthcare, semiconductors, advanced manufacturing and finance.

Major educational and business developments can have effects well beyond their immediate sites, creating demand for housing, services, hospitality and supporting businesses. For investors, these long-term demand drivers matter.

MM2H: A Pathway to Staying Longer

For foreigners considering a longer-term presence, Malaysia’s Malaysia My Second Home (MM2H) programme provides an established pathway. Under the current federal programme, eligible applicants can apply through the approved MM2H framework, which includes Silver, Gold and Platinum categories with different financial, fixed-deposit and residential property requirements. The programme also includes a 90-day cumulative annual stay requirement for participants.

The latest requirements and conditions should always be checked directly with Malaysia’s Ministry of Tourism, Arts and Culture, as the programme is subject to policy updates.  For some international families, MM2H is not simply about residency.

It can be part of a broader lifestyle decision having a base in Asia, giving children access to international education, operating a regional business or simply enjoying a different quality of life.

Why Malaysia Stands Out

For Gary Lam, the attraction of Malaysia is personal as well as strategic. As a foreigner who started Asia CEO Community in Hong Kong, he sees Malaysia’s multicultural environment, strategic location and welcoming people as particularly valuable to international business leaders.

“As someone who started Asia CEO Community in Hong Kong, I have always believed that Malaysia has a special place in Southeast Asia. It is strategically located, culturally diverse, welcoming to people from different countries and, of course, famous for its food. But beyond that, Malaysia offers something very important to investors the ability to build relationships across different cultures and access opportunities throughout ASEAN. That combination makes Malaysia a natural place for international business leaders to live, invest and grow.”
